How to Read Today's Rate Table in Layman's Terms

Interest Rate vs. APR

The interest rate sets the borrowing charge used in your payment. Annual percentage rate (APR) includes certain loan costs too, making it a broader comparison measure. Compare the same loan type and term; APR is not the rate to enter in a payment calculator.

Discount Points & Lender Credits

One discount point costs 1% of your loan upfront. Paying points may lower the rate; a lender credit may cover some closing costs in exchange for a higher rate. Divide the upfront cost by monthly savings to see how long recovery takes.

30-Year Fixed vs. 15-Year Fixed vs. ARM

A 30-year fixed loan spreads repayment over more months. A 15-year fixed usually requires a larger payment but fewer years of interest. An adjustable-rate mortgage (ARM) can change after its initial fixed period, so compare its caps and possible future payment too.

How Credit Score & Down Payment Affect Your Rate

Lenders price loans using your credit history, down payment, debts and property. A stronger credit profile or larger down payment may improve an offer, but not every program works the same way.

How we calculate payments

Monthly principal and interest use P × r / (1 − (1 + r)−n), where P is the loan amount, r is the monthly note rate and n is the number of payments. At zero interest, use P / n. Add property taxes, homeowners insurance and applicable mortgage insurance to estimate the full payment. Use parcel-specific taxes and an insurance quote when comparing homes.

APR includes applicable finance charges; use the note rate, not APR, for amortization. Compare Loan Estimates with the CFPB guide.
